Here’s what to expect from your buying journey with Anwyl

Whether you’ve bought a home before or this is your first, you might be wondering what the process looks like. Find out exactly what to expect and start the countdown to owning your dream home.
Step 1
Reserve your new home
To reserve your new home, make an appointment with a Homes Adviser. Bring the documents that show you’re ready to buy it and sign the reservation agreement that makes your new home yours.
Step 2
Meet the builder
Have a cuppa with your friendly Site Manager and learn how we’re building your new home. Ask as many questions as you like, now and anytime throughout the buying process.
Step 3
Personalise your home
This is the fun part! As we build your home, you can customise everything from your kitchen units to your work surfaces to your bathroom fittings. Let’s make your home a bit of you.
Step 4
Exchange contracts
Within six weeks, we exchange contracts and your conveyancer sends us your deposit. To keep things running smoothly, update your solicitor and mortgage lender with any deadlines. At the same time, your Homes Adviser keeps an eye on your new home’s progress.
Step 5
Inspections
The National House Building Council (NHBC) and sometimes the Local Authority Build Control (LABC) inspect your home. This makes sure it’s up to scratch and fit for warranty and insurance.
Step 6
Your home demo
Time for your sneak peek and to step inside your new home for the first time! Your site manager will walk you through everything, showing you how to get the most out of it and take good care of it.
Remember to ask plenty of questions!
Step 7
Move-in day
It’s time! With the paperwork done and the property paid for by your mortgage lender, the keys are yours. Just remember to take a quick break from unpacking to let us know you’re happy with your home.
Step 8
Catch-up
Around four weeks later, our Site Manager will drop by and make sure you’re happy. If anything isn’t quite right, you can flag it and ask any questions you might have.
Step 9
Aftercare
Our site team fix anything you flagged in your catch-up. Then, you’ll meet the Customer Care team, who will look after you for the rest of your two-year warranty.
