In order to reserve your new home, you must be in a position that enables you to proceed with the purchase of your property. The first step is to make an appointment with your Homes Advisor. We will prepare the reservation agreement and together go through the finer details and secure your new home.

At your Meet the Builder appointment this will give you the opportunity to meet your Site Manager and learn about how your new home will be built. Here you will be able to ask as many questions as you like and form a trusting relationship whereby you will be able to maintain contact and gain answers to any specific queries regarding the build process of your home you may have.

At this exciting stage, you decide on many aspects of your home and have the opportunity to customise your interior. It’s time to choose from our stunning range of kitchen units, work surfaces, bathroom fittings and more, to add that personal touch and make your home your own.

Exchange contracts blue hue

Within 6 weeks we exchange contracts committing to the transaction and through your conveyancer you will transfer your deposit. To help avoid any delay or disappointment, you must ensure that your solicitors and any mortgage lenders are fully aware of your timetable and arrangements. Throughout this time it is recommended you keep in contact with our Homes Advisor regarding the progress of your new home.

Some of our plots are inspected by both NHBC and LABC. In some developments LABC provide building control and on other developments this is provided by NHBC.  NHBC provides the warranty and insurance cover on all our developments.

your home demonstration

Your home demonstration will be your first peek into your new home! You will be guided by the Site Manager and a full demonstration of your new home will be given. Here you will learn the important details on the function of certain aspects of your property as well as how to maintain your hew home. Remember to ask plenty of questions!

Move in day

By now the paperwork is complete and the full cost of the property will have been transferred from your mortgage lender to the seller, it’s time for your handover and to collect your keys! We will need a few moments of your time on this day to check you are happy with some of the key items in your home.

Once you have moved in and settled, around four weeks post move in day, our Site Manager will visit you and make sure you are happy. This will give you the opportunity to run through any minor issues or questions you may have about your home and ensure you have peace of mind.

After care

aftercare

Once the site team have rectified any items you have raised, you will then be introduced to our Customer Services department and the coordinator for your development. They will ensure any future issues are rectified and will look after you for the duration of your Anwyl 2 year warranty.
