Our new build homes in Warrington are located next to the Burtonwood Roundabout onto the M62. This motorway connects directly to Liverpool and Manchester, with Eagles Green just a 15-minute drive from the former and 20 minutes from the latter. The development also offers quick access to the M6 and M56, opening routes further across the North West and beyond.

Both Manchester and Liverpool Airports are also within easy reach by road, making regional and international travel straightforward.

Buses from Burtonwood Road link directly to Warrington Town Centre, with two stops nearby in either direction (Burtonwood Road and Westbrook Way).

From the town centre, onward services connect to destinations including St Helens, Altrincham and Liverpool, alongside local routes such as the 292 to Lingley Green and Newton-le-Willows.

Warrington is ideal for families, with a wide choice of schools and strong transport links to nearby cities for further education. Just south of the development, three nurseries, Busy Nought to Fives, the Stepping Stones Day Nursery and Dunkys Day Nursery are all within a 4-minute drive or a 25-minute walk, providing convenient childcare options for busy parents.

There are plenty of local primaries in the area, especially for young children who could benefit from outdoor learning. Schools running the Forest School program include Barrow Hall Primary, located just south of the development and rated Outstanding by Ofsted, and St Philip Westbrook CofE.

Other well-rated primary schools in the area include Chapelford Village Primary, a 21-minute walk away, the Great Sankey Primary, a 37-minute walk away, and the St Joseph’s Catholic Primary and Penketh Primary schools, both an 8-minute drive away from the development.

Teenagers can attend Great Sankey High School, a quick 25-minute walk away which is manageable alone for older students. The high school operates a sixth form for 16 to 18 year olds, which runs BTECs for business and sports, A-levels for various subjects such as art, English, maths and law, and an applied diploma in Criminology.

Warrington has several college options for 16-year-olds to choose: aside from the Great Sankey sixth form, the Warrington & Vale Royal College offers Technical courses, T-levels and Apprenticeships, while UTC Warrington focuses on hands-on subjects such as construction, engineering and science, and has its own car park for pupils. 

Wondering what to do in Warrington? Shopping is plentiful and easy to access, from retail parks close to Eagles Green to vibrant markets in the town centre. Eagles Green is a 17-minute walk from the Westbrook Centre, where you’ll find a public library alongside everyday essentials. Just a short drive away, the Gemini Retail Park is home to Ikea and a wide range of national brands, making it a key destination for homeware and furnishings.

In Warrington town centre, the Golden Square Shopping Centre offers more than 130 shops, cafes and restaurants including Primark, Next, Beaverbrooks, New Look, River Island and TK Maxx. For something more independent, Warrington Market and Times Square are just a 10-minute train ride away, with street food kitchens and lively bars, while the Makers Market brings artisan food, drink and craft stalls to town each month.

Warrington also boasts a thriving food and drink scene. Miller & Carter is within walking distance for a relaxed meal, while Oliver’s Restaurant is a well-reviewed choice just a short drive away. For a slower pace, The Hayloft is popular for hearty breakfasts, afternoon teas and homemade ice cream.
