Eagles Green balances urban living with green surroundings, offering walking access to Airlift Hill with its on-site pond, Woodville Place Playground, and parks like the Big Green, Whittle Wood, and Whittle Hall Park, all within 20 minutes on foot. The Great Sankey Neighbourhood Hub is a 25-minute walk and features gyms, pools, tennis courts, and a library, with PureGym and a David Lloyd, just a 7-minute drive away.

Warrington sits between the Manchester Ship Canal and the River Mersey, with towpaths and trails passing the Winwick Quay Dry Dock and canal locks at Winwick, Hulme, Bewsey and Dallam Hill – ideal for walks or bike rides. Gulliver’s World theme park is just a 35-minute walk from home, while Knowsley Safari Park is a 15-minute drive and offers the UK’s longest safari experience.

Nearby National Trust sites include the childhood homes of John Lennon and Paul McCartney, plus Speke Hall, Durham Massey, and Tatton Park. For something closer, Partridge Lakes Fishery spans 70 acres and is perfect for a quiet day by the water.

Our new build homes in Warrington are located right next to the Burtonwood Roundabout onto the M62. The motorway leads straight to Liverpool and Manchester, and puts Eagles Green a 15-minute drive away from the former and a 20-minute drive away from the latter.

Buses leave Warrington for towns such as St Helens and Altrincham, and several services are operated to Liverpool. Burtonwood Road is the development’s link to the bus network, with two stops in either direction (Burtonwood Road and Westbrook Way). These stops run the 292 to Lingley Green and Newton le Willows.

Warrington benefits from a total of five local train stations within the town. The closest two, Sankey for Penketh and Warrington West, share a very similar ETA from Eagles Green. The most notable station, Warrington West, runs several trains per hour to stations such as Liverpool Lime Street, Warrington Central, Manchester Oxford Road and Cleethorpes.

Warrington is ideal for families, with a wide choice of schools and strong transport links to nearby cities for further education. Three nurseries are available just south of home, a 4-minute drive or a 25-minute walk away. Busy parents can drop young children off for day care at Busy Nought to Fives, the Stepping Stones Day Nursery and Dunkys Day Nursery.

There are plenty of local primaries in the area, especially for young children who could benefit from outdoor learning. Schools running the Forest School program include Barrow Hall Primary, located just south of the development, and St Philip Westbrook CofE.

Other well-rated primary schools in the area include Chapelford Village Primary, a 21-minute walk away, the Great Sankey Primary, a 37-minute walk away, and the St Joseph’s Catholic Primary and Penketh Primary schools, both an 8-minute drive away from the development.

Teenagers can attend Great Sankey High School, a quick 25-minute walk away which is manageable alone for older students. The high school operates a sixth form for 16 to 18 year olds, which runs BTECs for business and sports, A-levels for various subjects such as art, English, maths and law, and an applied diploma in Criminology.

Warrington has several college options for 16-year-olds to choose: aside from the Great Sankey sixth form, the Warrington & Vale Royal College offers Technical courses, T-levels and Apprenticeships, while UTC Warrington focuses on hands-on subjects such as construction, engineering and science, and has its own car park for pupils.

Wondering what to do in Warrington? Shopping in the area is plentiful and easy to access, from shopping centres in the town centre to several retail parks around the suburbs. Eagles Green is a 17-minute walk away from the Westbrook Centre, where you’ll find a public library next to an Asda, a vet and a BP Pulse charging station for electric cars.

Other retail parks in the area include Pinners Brow, hosting Wickes and a Sofology, JunctionNINE, where you can find Dunelm, Hobbycraft, Home Bargains and Currys, and the Riverside Retail Park, which has a Halfords, a B&M, an ScS sofa store and a Next outlet.

For more traditional mall-based shopping, look to Warrington town centre, where you can find three major shopping centres with a wide range of outlets and shops. The town centre has plenty of car parks to choose from, including on-site parking areas for the shopping parks.

13 minutes’ drive away, you’ll find the Golden Square Shopping Centre located in Warrington town centre. 130 shops and cafes are hosted on-site, including big names such as Beaverbrooks, Next, Primark, New Look, River Island and TK Maxx. Sit down for a meal at restaurants like Taco Bell, Tim Hortons and Woyo, or order a drink at Starbucks or Bubble CiTea.
