Warton is a traditional village with a distinctive character. The village has two pubs, the Clifton at Warton and the Birley Arms gastro pub, the latter just five minutes’ walk from Mill Green.

The area is well served by an array of well regarded schools for all ages. There are two primary schools situated on Lytham Road – Holy Family Catholic Primary School and Warton St. Paul’s CE Primary Academy – both less than a mile away from the development. Holy Family is recognised by Ofsted as “good” with “outstanding features”. Just over two miles away is Ribby with Wrea Endowed CofE Primary School, rated “outstanding” by Ofsted.

Lytham St Annes High School is considered one of the highest achieving schools in Lancashire, with 46% of students achieving Grade 5 or above in English and maths GCSEs in 2019, making it an ideal choice for older children. Founded in 1549, the well renowned Kirkham Grammar School is just four miles away or 10 minutes away by car, providing an independent option for children aged three to eighteen.

Residents of Mill Green can explore the nearby tranquil Fylde coastline, enjoy a round of golf on one of the North West’s top courses – such as Royal Lytham & St Annes Golf Club, which has hosted the Open on multiple occasions – or head to the Windmill Quarter at the top end of Clifton Street, which offers everything from boutique clothes shops, to homeware and furniture, along with florists, beauty salons and more. Lytham also has a varied selection of eateries to cater for all palates, including Bijou of Lytham, named ‘best dog friendly place to eat’ in the whole of the UK at The DogFriendly Awards 2020.

A short walk from Mill Green is BActive Fitness Centre, which features a gym with studio offering a full timetable of classess from pilates to body pump. There is also a sports centre with football, rugby and cricket pitches within the complex. The ever popular Lytham promenade is walking or cycling distance from Mill Green, with the sandy beach of St Anne’s just a few miles further on. The iconic Lytham Windmill Museum, on Lytham Green, is just five minutes’ drive away and the green also plays host to the annual Lytham Festival – a five-day live music event featuring top-name headliners.

Lytham station can be reached in less than 10 minutes, offering links to Preston station which provides onward services nationwide including Manchester, Liverpool, London and Glasgow. By car, the A584 provides links to both Preston and Lytham and further afield via the M55 and M6, making Manchester and Liverpool commutable in just over an hour. Accessibility to and from the motorway network will be boosted in 2023 with the opening of the new Preston Western Distributor, linking Preston and the southern Fylde to the M55 motorway via a new junction.
